General:
- If the jobsite is not clean when you arrive, notify the site superintendent.
- Clean and swept jobsite when complete.
- All plastic bottles and trash in the dumpster.
- No fires on jobsite at any time
- No parking on customer’s concrete driveways
Floor System:
- Do not notch floor joists. Girder must be lowered instead
- Block the center of all floor joist spans greater than 10’
- Floor system framed around toilets
- Double joists under walls running parallel to walls
Wall Framing:
- Blocking at ceiling of every corner for crown molding
- Fire Blocking
- 1 run of blocking for 8’ & 10 Walls (interior walls only)
- 2 runs of blocking for 12’ and taller (interior walls only)
- Traditional T’s - no ladder T’s
- Traditional Corner Posts - no California Corners
- 2X12 Block at 18” to the center off floor at both sides of every toilet for mounting of toilet paper holder
- 2X12 Block at 70” to the center off floor to the side of every vanity
- All Headers doubled
- Double cripples at 48” or greater
- Blocking at each side of all windows for curtains or other window treatments
- Solid Triple 2X4’s at shower doors
- Garage
- Non-Treated Garage Door Trim required.
- Blocking at garage door connections to house
Ceiling & Attic:
- OSB left in attic for storage
- Attic access rough openings to be 25.5” X 54.5” unless otherwise directed by Site Superintendent
- Ceiling joists
- 2X8 up 20’ span
- 2x10 for greater than 20’ span
- Stiffbacks in the center of ceiling joist spans greater than 12’
- Two Stiff Backs for ceiling joist spans greater than 12’
- Deadwood hanging over 3” at all ceilings
Stairs:
- Stairs:
- All stair risers should be the same height taking into account the thickness of the final tread. The first step and the last step should also be the same as all other steps. No exceptions.
- Finished steps will have a 2X10 sub-tread and a finish tread unless otherwise specified. This means that the stair stringer will have to be lowered the thickness of the sub-tread (1.5”) plus the thickness of the finish tread (usually 1”).
Exterior Framing
- Porch Beams Built out to match the column thicknesses. Speak to Retherford Custom Homes representative for column size.
- Temporary porch posts should be sitting on the footing, not the porch, to allow for pouring the porches.
- Fascia blocking on every other rafter
- Brick Pocket running under porch beams should extend 2” from the bottom of the beam.
- Look out blocking 24” o.c. for barge rafter
- 17” Overhang if using Hardie Soffit on a brick house.
- 13” Overhang if using Hardie Soffit on a Fiber Cement Siding house.
- Roof sheathing should always be covered with underlayment on the day that it is laid so that it doesn't get wet.
Final
- Left over lumber that has not been cut or nailed should be stacked and covered up so that it can be returned.
- Window Screens turned in to Site Superintendent for safekeeping
- Left over lumber that has been cut or has nail holes should be set aside and covered up.
- Trash and waste material in dumpster
